Each staging process begins with a comprehensive walk-through consultation where we assess every room, outdoor space, architectural feature, and first-impression detail, from curb appeal to closets, furniture placement, lighting, accessories, paint touch-ups, and photo-readiness.

Two Ways We Can Help

This option is ideal for DIY homeowners, realtors who want to provide extra value to their sellers, or anyone who simply needs a clear, professional plan before listing.

During the consultation, we walk through the entire home and provide specific recommendations for each space. After the visit, the homeowner receives a detailed staging report outlining exactly what should be done before photography and showings.

The report may include recommendations for:

  • Furniture placement and room flow

  • Decluttering and editing

  • Accessory placement and styling

  • Artwork, mirrors, lighting, and rugs

  • Bedding, towels, pillows, and finishing touches

  • Paint touch-ups or minor cosmetic updates

  • Closet, pantry, and storage presentation

  • Exterior curb appeal

  • Front porch, entryway, patio, deck, and backyard improvements

  • Photo-readiness before listing images are taken

This option gives the seller a clear, room-by-room action plan they can complete on their own. In many cases, this consultation is paid for by the realtor as a value-added service to help prepare the home for market.

Option 1: Consultation + Comprehensive Staging Report

For seniors, busy homeowners, overwhelmed sellers, or anyone who would rather not complete the staging list themselves, we can also provide hands-on support after the initial consultation.

With this option, we begin with the same comprehensive consultation and staging plan, then return to help complete the recommended “to-do list” for the homeowner.

Hands-on staging support may include:

  • Rearranging furniture

  • Editing and simplifying rooms

  • Styling shelves, tables, beds, bathrooms, and entry areas

  • Placing artwork and accessories

  • Preparing rooms for professional photography

  • Organizing what should stay, be packed, donated, stored, or removed

  • Coordinating finishing touches before showings

  • Hauling unwanted items to a donation site, dump, storage unit, or pod when needed

This is especially helpful for homeowners who are downsizing, relocating, managing a life transition, or preparing a long-time family home for sale.

After the initial consultation, hands-on staging work is billed hourly.

Using What You Already Own

Our occupied staging approach is practical, resourceful, and budget-conscious. We do not come in and replace everything. Instead, we focus on making the most of the homeowner’s existing furnishings, décor, and accessories.

Often, the best results come from editing, rearranging, simplifying, and styling what is already in the home. When supplemental items are needed, such as pillows, bedding, towels, lamps, greenery, baskets, artwork, or small accessories, we will recommend only what is needed to complete the look and help the home feel photo-ready.

Supplemental items may be purchased by the homeowner, or we can source them on the homeowner’s behalf. When we purchase items, we provide a rough quote for approval first, and reimbursement is required.
